Marlborough House, located in Sydney’s Surry Hills, is set to undergo quite a transformation; the site was recently acquired by developer Time & Place and investment firm NPACT Capital for $110 million.
Time & Place plans to redevelop the property, the former David Jones warehouse, into a luxury residential project worth up to $500 million.

This marks the first time in over 50 years that the property has changed hands, previously owned by Orcades Investments since 1972.
Time & Place, in partnership with NPACT, aims to convert the site into a mixed-use residential development.
The project will include 150 apartments, 26 of which will be allocated as affordable housing. The redevelopment seeks to retain the historic charm of Marlborough House through adaptive reuse, while also introducing a new adjoining structure that aligns with local planning guidelines.
The developers plan to submit their proposal through New South Wales’ state significant development pathway, after which a design competition will determine the final architecture for the project.
Pending approval, demolition of the site is slated to begin in 2027, with project completion anticipated by 2029.
