Owner-developer Bojan Gangur worked in collaboration with Konzepte Architects and Bondor to realise his vision for his dream home in Melbourne’s North Balwyn.

While the art deco home boasted stunning views of the city, the half-completed renovation emphasised its state of neglect. Having decided to start all over again, Gangur teamed up with Konzepte Architects and Bondor as well as his development company Blue Cube Developments to realise a vision that captures not only a property of engaging architectural dimensions, but also demonstrates savvy use of prefabricated technology.

The luxurious three-storey family home brings together the latest in cladding, spacing, design and technology.

Designed for a family, the house features five bedrooms, five bathrooms, a lift, cinema room, gym, study, bar, remote access security systems, cellar, butler’s pantry and outdoor entertainment area.

The brief for the exterior sought longevity and low maintenance in the choice of materials, along with a self-supporting roof to maximise the views. Two Bondor products addressing these requirements – LuxeWall luxury wall cladding and SolarSpan insulated roof – were specified for the North Balywn home.

According to Gangur, these products were used to give “longevity to the façade as it’s a highly durable product” while also ensuring a modern look that stood out.

“A lot of thought went into this development and a lot of challenges to overcome,” Gangur said.

“We found the LuxeWall panelling to be easy to build and easy to use as we needed a product that provided us with a guarantee of longevity over many years. It also gave a striking appearance during sunsets.

“LuxeWall allowed us to work in all-weather conditions with a pre-finished product without the need to render.

“There were also significant insulation benefits, facing west to get the city view, thermal performance of external and roof cladding gave the R rating we needed, all with no air gaps and better performance.”

Used for its ease of installation, Bondor’s SolarSpan gave the home a nice, high ceiling to save headspace and provide a 4.5-metre ceiling as opposed to thicker, traditional building practices.

All panels were measured and prefabricated offsite for simple installation onsite.
